Your first step is to get your Realtor in to do a CMA (Comparative Market Analysis). The biggest shock to most sellers is that what they think they have is not always a reality.
Once you and your Realtor have an idea of what the home will sell for on today's market, then figure out what money's you will have after you sell your existing home. Will this be sufficient enough to put down on the new home you are looking at? How much will your monthly note be after you apply these monies to your new home?
Once you have decided that you can make a new move, ask your Realtor what you may need to do to sale your existing home. Small things like new paint, carpet and weeding out the flowerbed will help your home sale quicker. Ask your Realtor to be honest with you...what was her first impression when she previewed the home?
Remember that people won't see your home as you do. Buyers have their own tastes and the chances of finding a buyer who will want your home exactly as it is is slim. They will be looking at what will fit their needs and the new wallpaper may need to be replaced or a wall needs to be knocked out. All this will cost them money, so they will value the home less as they consider all of these things.
Keep your home in showing condition. Buyers want to see a home when they want to see a home. They pay very little attention to the seller's schedules. Keep in mind that your Realtor will be showing your home to qualified buyers who can buy the home.
Get a Home Inspection.... Inspections kill more deals than any other factors in the sale of your home. Older homes will have some minor and major repairs, so addressing the problem beforehand can save and make a deal with a buyer. And you will be aware of the things you need to repair before an offer is made and you can make these repairs at your leisure.
