Where Do I Start...
The first thing you need to do is get preapproved by a mortgage company. Please call us at 225-744-HARP and we will recommend someone to you. Buyers who haven't demonstrated that they are financially able to purchase a home won't be a high priority for most top agents or sellers. Being preapproved will also help you when we go to the negotiation table. Sellers like buyers who are "really" able to purchase their homes.
Be Loyal To Your Realtor.... Realtors will work harder for you if you are a loyal buyer. Don't work with multiple agents. If you go to an open house, sign in and put your Realtors' name and phone number. If you talk to a builder, be sure you let them know you are working with a Realtor. Remember that your Realtor will give you 100% of her effort, if you give her 100% of your loyalty! In the long run, this will pay off for you in dollars.
Be honest with you Realtor.... let her know exactly what you are looking for. It's a great idea to make a list of things you feel you must have in a home. Do this with your spouse and make sure you are both on the same page!
Let your Realtor know when you are ready to move and/or buy. If you aren't ready for another six months, there is no reason to be looking at homes right away UNLESS you want to build a new construction home. Looking at the existing market too early only sets you up for disappointment, because the homes you like won't be there in another six months. Going to open houses and getting ideas is a great thing to do if you are going to wait for a few months.
